Project Description:

The project is located within the Callender Commercial Park in rural Arroyo Grande, California. The project site is 1.23 acres and located on Lot 4 within the 14.93 acre commercial park. The project is within the 19,500 SF existing building currently zoned for Manufacturing and Processing, Food and Kindred Products. The previous use of the building processed mushroom products. This project proposes a change of use to indoor cannabis cultivation facility with associated offices located at Callender Road industrial park.

Building Area and Use Description:

The project would include approximately 8,000 SF of which will consist of flowering canopy, and an additional 5,000 SF for general office use and a shipping/receiving distribution area. The remaining building area of the facility operations will be related to cannabis cultivation and includes cultivation (including processing/trimming and wholesale activity) and general office activities. The cultivation facility would have dedicated rooms based on the lifecycle of cannabis, including vegetative, flowering, drying, processing/trimming, and storage/vault rooms.

Operational Characteristics:

All cultivation activities would occur inside the building within light-tight, controlled environments and would not be visible from outside the facility. All deliveries or pickups of cannabis products, or any shipments related to cannabis cultivation, would occur inside the property in the distribution area. Every room within the building, including the circulation and back-of-house areas will be connected to in-line fans which are connected to activated carbon-filters. This is an industry proven odor control/mitigation system.
